The challenge

What the customer brought us.

Three Class-A office buildings under common ownership. Tenant leases were modified gross (landlord pays common-area electricity, tenants pay sub-metered usage). Owner wanted ESG-quantifiable carbon reduction without complex tenant pass-through agreements. Buildings had varied roof heights and shading from a nearby tree line on the northeast.

The solution

How we engineered around it.

Three connected rooftop arrays sized to offset 85% of the modeled common-area load. Custom shade analysis adjusted panel layout to avoid the tree-line afternoon shadow on Building 3. All production registered to one parent meter so ESG reporting consolidates cleanly under one ownership entity.

85% common-area offset achieved year one. ITC + accelerated depreciation captured in year-one filings. ESG impact report delivered quarterly to owner's parent fund — first asset in the fund's portfolio with verifiable Scope 2 reductions.
